Straight answers

How many payments can I miss before foreclosure in Georgia?
It varies by lender, but typically after 3 months of missed mortgage payments the lender will issue a Notice of Default. If the default is not resolved they issue a Notice of Sale in local legal papers, with a Notice of Intent to Foreclose issued 30 days prior to the foreclosure sale.
Can I still sell my house before the auction?
Often, yes. When there is time we recommend a traditional sale to maximize equity. If there is negative equity but you have time, consider a short sale. If you have very little time, consider a cash "as-is" sale. We can help you with all of these options.
Are there fees for surplus funds recovery?
Only after successful recovery — never upfront. We only get paid when you do. We do all the work, pay all the expenses, and if the claim is unsuccessful you owe us nothing.
How do I know your service is legitimate?
That's a very reasonable question, and you should not just take anybody's word for it. For each case we work, we provide the public record information, put everything we do and all fees in writing, and give our clients the opportunity to verify our business credentials and professional contacts independently. It's important to us that you are happy with our service — after all, we only get paid once we have successfully achieved your objectives.
What happens should we need an attorney?
We are not attorneys, but we have established relationships with some of the most experienced property and probate attorneys in Georgia. So if your situation calls for it — for instance if ownership or heirship is unclear, there are competing liens or claims, probate is involved, or a court proceeding is necessary — we may coordinate with independent legal professionals as appropriate. When direct legal representation is needed, the attorney-client relationship is established separately.
